Wondering what’s actually happening in the Denver market right now? Here’s a quick snapshot of what we saw in the first quarter of 2026—without all the confusing headlines. 

1. Home prices are holding steady (with slight shifts)The median home price is hovering around $570K–$585K, showing a more balanced market—not a crash.


So no, the market didn’t ‘fall apart’… it just took a deep breath.


2. Inventory is up—buyers finally have options.  Active listings are up 5–10%+, giving buyers more choices than we’ve seen in years.

Remember when you had to emotionally commit to a house within 7 minutes? Yeah… we’re past that.


3. Homes are taking longer to sell (but speeding back up)  Homes averaged 50–60 days, now trending closer to 30 days as spring picks up.


Which means you can think about it… but not too long!


4. Buyer activity is picking back up.  Pending sales jumped nearly 30% month-over-month.


Buyers are back… they just needed a minute (and slightly better rates).

5. Interest rates dipped below 6%  (briefly rates touched around 5.98%, boosting confidence heading into spring.

Proof that everyone in real estate is now watching rates like it’s the stock market.
